Songaia: a group of people sharing life together in a 13-unit intentional cohousing community near Seattle, WA
Organization: Condominium Homeowners Association, incorporated in Washington state. All homeowners are members of the Board of Directors. Bylaws encourage consensus decision-making, with provision for 3/4 majority voting when deemed necessary by the membership.
The Land: 10.7 acres, 25 minutes north of Seattle in a rapidly-developing suburban area. Zoned for 13 dwelling units. Four acres in woodland; balance in meadow.
Pre-construction Amenities: Two homes were on the site and used by current members using a shared, cooperative housing model. The original 5,000 s.f. residence was converted into the community's Common House and a residence. The original 1,400 s.f. residence was expanded and converted into a duplex. Also on site was a 3,200 s.f. metal barn and an smaller wooden barn - both used today for storage, pantries, workshops, artrooms, etc..
Site Development: The clustered parking in the periphery creates a "village-like" commons which is being sensitively landscaped on an ongoing basis. Considerable natural open space surrounds the built environment, with woodlands to remain in perpetuity. We are committed to the highest standards of environmental quality and land stewardship.
Homes: 13 total units; 3 units were renovated from existing buildings, with 10 new duplex units. Two of the units have been remodeled to include studio apartments. Size range: 800 s.f. to 1,500 s.f., one-to-three bedrooms. Price range at construction (2000): $170,000 to $235,000 (market value). Only one home has been sold since construction. In 2004, this 3-bedroom home sold for $275,000.
Ownership: Members own their units as condominiums. The land and buildings is managed by the Songaia Homeowners Association, with costs for insurance, replacement costs, etc. supported by homeowner dues.
Membership: Anybody who purchases a unit becomes a member - studio apartment renters are involved in all community decisions which do not materially affecting the value of our units.
